Costs; pre-planning application

Up to this point it is common practice for architects to work for an hourly fee.  This is because it is not possible to foresee the extent of work required at the briefing stage where the complexity of design, the number of design options you require and the responses of the local authority planning department are relatively unknown.  The possibility of having to take a contentious project through a planning appeal or an unprecedented amount of design variations ensure that it would be unsustainable for an architect to offer lump sums during these early stages.

The hourly practice rates vary from £45-80 per hour depending on both location and the experience of the person helping with your project.
